Wetland Resource Mapping

Land located within wetland resource areas and extending buffer zones are governed by the Massachusetts Rivers Protection Act (Chapter 258), Massachusetts Wetlands Protection Act (M.G.L. Chapter 131, Section 40).

Wetland resource areas have significant land limitations site specific in an individual property. Land adjacent to wetland resource areas provide significant development restrictions and associated permitting processes. 

Activities conducted is association with wetland resource areas have jurisdictional regulatory authority included but not limited to local Massachusetts Department of Environmental Protection (MDEP), Federal Emergency Management Agency (FEMA), and local Conservation Commission and Zoning Board of Appeals (ZBA). In many case, insurance agencies and banking institutions may require additional investigations as to the effect of the above mentioned resource areas on the value of the land. 

Land value within the wetland resource areas and associated buffer zones are constantly fluctuating in value depending on regulatory restrictions and development techniques which is evaluated on a case by case basis.
